Buyers, What Will Closing Week Look Like For You?

I’m here to talk with you about how closing week is going to go and give you a few tips to make it easier. First we are going to talk about signing. Signing usually happens 1-3 days before closing. You may not know your exact time until right before closing because escrow cannot schedule you until they have ALL of the necessary documents. Please verify with us whether or not you will be in town during signing. The reason for this is if you are going to be out of town we will need to schedule for a mobile notary to come to you.

Your final walk through will happen 1-2 days prior to closing. During the walk through will check to make sure any and all inspection repairs have been completed. If there wasn’t any inspection repairs then we will be checking to make sure the house is in the same condition as the last time you saw it.


Possession takes place at 9:00 pm on the day of closing. Often times you can get into the house a few hours early but please wait for your agent o set up a time to meet you at the house. They will then give you the keys, garage door openers and any other items they have for you.


What does empty and clean really mean? This means that the seller has removed all their possessions from the home. There is no trash and no large debris in the home. We are hoping the seller has vacuumed/ swept the floors and wiped down all the counter tops in the home. Though the homeowner is under no obligation to have the house professionally cleaned so do be aware it may not be 100% move in ready.

What about your utilities? We recommend you call a few days ahead of closing to arrange that they be turned over to you the day after closing. Not to worry the previous owner has to leave them on through closing day. Kris will send you an email will all of the important utility company information to make the transition easier for you.


When it comes to keys we get what we are given and that is usually it. We will for sure get a key to the home and we are hoping we get a garage door opening and mail key if applicable. If by chance we don’t get some of the items you need we can call the sellers agent to ask for more but there are no guarantees. We do highly recommend you change/ re-key all of the locks immediately just to be safe.


Major purchases during the closing period can dissolve your loan or hold up closing. So that everything goes smoothly hold off on buying any new appliances, furniture and even setting up your cable. All of these things will change your financial picture thus potentially changing the loan.
